The purchase of leased land in the Cook Islands

All land in the Cook Islands is leasehold, for a term of up to 60 years. 

Shorter leases may be extended by negotiation with the Landowners.

The only people who can buy a lease are:

• Cook Islanders
• Those with Permanent Resident immigration status, or
• People who are setting up a business, or
• Buying an existing business, with the prior approval of the Business Trade and Investment Board, whose offices are located opposite the Punanga Nui Markets at the Avatiu Harbour end of the main street.
