The purchase of leased land in the Cook Islands
All land in the Cook Islands is leasehold, for a term of up to 60 years.
Shorter leases may be extended by negotiation with the Landowners.
The only people who can buy a lease are:
- Cook Islanders
- Those with Permanent Resident immigration status or
- People who are setting up a business, or
- Buying an existing business, with the prior approval of the Business Trade and Investment Board, whose offices are located opposite the Punanga Nui Markets at the Avatiu Harbour end of the main street.
Unit titles:
A recently passed Unit Titles Act now enables the purchase of a unit title which may for example be a unit in an existing motel, or the likes. These still have to be approved by the Development Investment Board and have no residential privileges, but can be used by the owner up to 6 months at any one time.
