TERM OF LEASE:
Sixty years from 1st February 1992. Expires 31st January 2053.
The property is located in Maraerenga on the inland side of the Main Road in-between “Cook Islands News”, and “The Convenience Store” and about 300 metres east of the Court House. It is a prominent site and easily found.
The building was originally built as a house back in the 1930’s but when the present owner bought the property in early 2011 the whole building was rebuilt and added onto, to where it is now virtually a new building. The floor plan now provides for:
- A new kitchen with state of the art equipment and compliance with stringent health standards.
- An indoor dining room (seats 60) with a combination of 4 seater booths and freestanding tables. There is a bar in this area and has access by way of a large sliding door to a garden area (seating 30) which is half roofed over by translucent corrugated roofing, and privacy perimeter fencing.
- Off the garden dining area is a function room which is air-conditioned and is suitable for catering for 20 – 25 people in comfort and privacy. Suitable for business presentations with suitable equipment and computer friendly.
As I have said the building was extensively renovated during the past two years and is a new state of the art restaurant.
Floors - a commercial vinyl timberlook overlay on a concrete slab in the restaurant and function room. The kitchen has seamless vinyl on concrete and the garden area is polished concrete. All in new condition.
Exterior Walls - Cedar weatherboards on timber framing on the “seen walls” of the building – elsewhere shadowclad.
Interior Walls – various panelling. Hygiene complying in the kitchen.
Roofing – Corrugated iron in good condition.
Exterior Joinery – a mixture of traditional timber and modern aluminium.
The finishing touches such as lighting (LED with built in speakers) water tanks, solar heating, septic tanks, power substation etc have all been attended to with quality products to a point where now it is a modern, very well equiped restaurant/bar with first class equipment, high standard of construction (both style and substance) and should continue to offer a pleasant dining facility for years to come.
It has been developed as an asian style business but could easily be converted to any other dining mode with very little effort.
